Concrete Tanks

Concrete is still what most installers reach for by default in this region, and there’s a straightforward reason: it’s heavy enough to stay put. On a lot with any water table concern, and a lot of Kawartha Lakes properties have one, concrete’s own weight is usually enough to keep it from floating, even when the surrounding soil is saturated.

The trade-off is installation. A concrete tank needs an excavator or crane to place, and on a site with tight access, tree cover, or a long driveway, that adds cost. Concrete tanks can also develop hairline cracks over many decades, particularly at the seam between the tank body and the lid, which is one reason a routine pump-out includes a visual check of the tank’s condition. The baffles inside a concrete tank, the components that stop solids from washing straight into the leaching bed, are the part that typically wears out well before the tank shell does. Adding risers to bring the lid access up to grade is a common, worthwhile upgrade on a concrete tank buried deep, since it saves a full excavation every time the tank needs pumping.

Polyethylene (Poly) Tanks

Poly tanks are moulded from a single piece of high-density plastic. They’re a fraction of the weight of concrete, which matters on sites where a crane truck can’t get in, tight urban lots, wooded cottage access roads, or anywhere heavy equipment access is genuinely limited.

The lighter weight cuts both ways. A poly tank with a high water table around it and no proper anchoring can literally float up out of the ground, tank buoyancy is a real installation failure mode, not a theoretical one. A correctly installed poly tank accounts for this with anchor straps or a concrete collar, but it’s a step that has to be done right, and it’s one more thing that can be missed by an installer who’s less familiar with the material. Poly also doesn’t tolerate direct, prolonged UV exposure well if a lid or riser is left uncovered for years, though this is a minor concern for a properly buried, capped tank.

Fiberglass Tanks

Fiberglass sits in between the other two on most metrics. It’s lighter than concrete, generally more rigid than poly, and holds up well structurally over a long service life. Like poly, it needs anchoring on high water table sites because it’s light enough to float if the surrounding soil saturates.

Fiberglass tanks are less common in Kawartha Lakes than either concrete or poly, mostly because fewer local suppliers stock them and fewer installers have deep experience with the material specifically. Skipping proper anchoring on a lighter tank in wet ground is one of the more expensive mistakes we see on failed installs. A tank that’s floated out of position can shear its inlet and outlet pipes, which turns a straightforward tank issue into a full excavation and reinstall. The net result is that the three materials often land in a similar total cost range once you account for the installation and site-specific factors each one brings.
