Ontario's Building Code calls it a leaching bed. Your inspection report will call it a leaching bed. Everyone searching for help calls it a drain field. They are the same thing, along with tile bed, leach field, and septic bed — the trench-and-gravel network where effluent leaves the tank and the soil finishes treating it.
It is also the expensive half of your system. A tank is a few hundred dollars to service and lasts decades. A bed that has genuinely failed is $10,000 to $25,000 to replace. The gap between those numbers is why the first job here is diagnosis, not repair.
Symptoms: What a Failing Bed Looks Like
Outside
- Persistent wet or spongy ground over the bed, especially when it has not rained
- A strip of grass noticeably greener and taller than the rest of the lawn — effluent is fertilising the surface instead of soaking away below it
- Standing water or visible effluent on the bed. This is late-stage, not early warning
- Sinking or settling along the trench lines
- Smell concentrated over the bed rather than coming from the vent stack

- Slow drains that improve briefly after a pump-out and then return — the single most diagnostic symptom on this page
- Gurgling that did not used to happen
- Alarm activations on systems that have one
- Backups during heavy use — a full house, a long weekend, back-to-back laundry
Beds fail slowly. It takes years, and the early signs are subtle enough to miss: an occasional gurgle, a slight smell after rain. By the time the obvious signs appear, options have narrowed. Leaching bed failure signs goes through each one in detail.
Diagnosis: Tank or Bed?
Almost every call about a "failed drain field" starts as a symptom that could be either. Getting this right is the whole job, because the two answers are separated by roughly a factor of thirty in cost.
The pump-and-wait test. Pump the tank, then track how long the symptoms stay clear. Years means the tank was the problem and you are simply overdue. Weeks means the bed is the bottleneck — the tank refills from the house at the same rate it always did, but the bed will not take effluent away.
Do not pump three times before calling. If you have paid for the same pump-out twice in a year chasing the same symptom, the third one buys nothing. That money belongs in an assessment instead.
A proper assessment looks at the tank interior and baffles, the liquid level relative to the outlet, the effluent filter, the distribution box and whether it is loading the runs evenly, and the bed surface itself. Where it helps, the distribution piping can be camera-inspected or jetted. What you get at the end is a straight answer about which component is the problem and what the realistic options cost. Rehabilitation vs Replacement
Not every struggling bed is a dead bed. Rehabilitation runs $3,000 to $10,000 and is worth attempting in specific situations. Full bed replacement runs $10,000 to $25,000, requires a permit, and is the answer when the bed has genuinely reached the end.
Rehabilitation tends to work when:
- The real problem was tank-side all along and the bed was taking the blame
- Root intrusion is localised to one area rather than through the whole bed
- Compaction is recent — a vehicle parked on it for a season, a delivery truck that cut across it
- The bed is mid-life and has simply been neglected
- Surfacing only happens during peak wet weather and clears afterwards
Rehabilitation does not save a bed when:
- The bed is 25 years or older with generalised age-related decline
- Surfacing or backup is constant rather than seasonal
- Site conditions have changed since the original install — a new well, added bedrooms, a raised water table
- Compaction has been sustained for years under a paved surface or regular vehicle traffic
The honest version: rehabilitation buys time on a bed with life left in it, and buys nothing on a bed that is finished. What Can Go Over a Bed
Grass. That is the honest full answer for long-term cover.
A bed needs oxygen exchange with the soil above it to work, and it needs to stay accessible for maintenance. That rules out decks, sheds, patios, permanent structures of any kind (prohibited outright by Part 8), driveways and parking, fire pits, and deep-rooted trees and shrubs whose roots will find the pipe. Vegetable gardens and raised beds are a bad idea for a different reason — you are growing food in soil receiving effluent.
Occasional foot traffic is fine. Sustained weight is not, and compaction damage is cumulative and largely irreversible. If you are planning any change to that part of the yard, work out where the bed's boundaries actually are first. Rural properties have their own version of this problem. Livestock on or near a bed compact it with every pass and add nutrient load the system was never designed for — see hobby farms, livestock, and your leach field.
Cottage Country: Spring Thaw, Waterfront Lots, and Old Beds
Spring thaw is the highest-risk period of the year here. Frozen ground below and meltwater above means a bed with nowhere to send effluent, and the water table comes up at exactly the wrong moment. A bed that surfaces during peak melt and dries out afterwards is near capacity but still alive. One that surfaces and stays wet is telling you it is done. Reduce use through late March to mid-April, and avoid the worst pattern — a full cottage on a long weekend during peak melt. More in spring thaw and leaching bed risk.
Waterfront lots have nowhere to move the bed to. Shoreline setbacks, well separation, small lot sizes, and shallow soil over bedrock mean the bed is usually already in the only place it fits. That matters enormously when replacement comes up, because "just build a new one beside it" is often not available. It is also why a failed bed near a lake is a bigger problem than a failed bed on a hundred-acre farm: a failed bed releases partially treated effluent into the soil and it can reach the water table and nearby wells. If yours has failed and you are on well water, get the water tested.
Seasonal use hides decline. A cottage bed that only ever sees light weekend use can look fine for years and then fail the first season the place is used full-time or rented out. If the property's use is about to change, have the bed assessed before the change rather than after.
Unknown-age beds. A great many beds in this region were installed before anyone kept records. If you do not know your bed's age, its 15-to-25-year clock is running from a date nobody can name — which is a good reason to establish a baseline now. Get It Looked At

Frequently Asked Questions
01 Is a drain field the same as a leaching bed or a tile bed?
Yes. In Ontario, drain field, leaching bed, tile bed, leach field, and septic bed all mean the same component. "Tile bed" comes from the old clay tiles used before modern perforated pipe. Ontario Building Code Part 8 and your inspection report will say leaching bed; most people searching online type drain field. The thing in your yard is the same either way.
02 How can I tell whether the problem is the tank or the bed?
The clearest test costs one pump-out. Pump the tank, then track how long the symptoms stay gone. Years means it was the tank. Weeks means the bed is the bottleneck and pumping is only buying time. If you have already pumped twice in a year for the same symptoms, stop pumping and get the bed assessed — the third pump-out tells you nothing the second one did not.
03 Can you pump out the leaching bed itself?
Not really. A bed is not a tank; there is no chamber to empty. Some systems have distribution chambers that can be cleared, and jetting the distribution piping is sometimes useful, but there is no equivalent to pumping a bed. Anyone offering to "pump your bed" is describing something else.
04 How long does a drain field last?
A properly installed and maintained bed typically lasts 15 to 25 years, and the whole system 20 to 30 with maintenance. Poor maintenance, excess water, and soil compaction can cut that in half. Failure is gradual — usually years, not weeks — which is why early signs get missed and the obvious ones only show up late.
05 Can I build a deck, shed, or patio over the drain field?
No. Any permanent structure over the bed blocks the oxygen exchange the soil needs to treat effluent and prevents access for future maintenance or repair. Part 8 of the Ontario Building Code prohibits structures over septic system components. Grass is the only good long-term cover: no vegetable gardens, no raised beds, no parking, no fire pits, no deep-rooted trees or shrubs.
06 My bed surfaces every spring. Will it dry out on its own?
Sometimes. A bed that surfaces during peak melt and then dries out as the season progresses is telling you it is near capacity but still functional. A bed that surfaces and does not dry out is signalling end of life. Either way, reduce water use through the highest-risk weeks — typically late March to mid-April — and avoid the worst combination, which is heavy weekend use during peak melt.
