The First Site Visit and Soil Evaluation

The first visit is a walk of the property, not a sales pitch. We look at where the existing bed sits, where the septic tank and pump chamber are, where the well is, and how the property lines line up with driveway access. Then we check whether a truck and an excavator can actually get to the back or side yard where a new bed would go.

Soil matters more than almost anything else in a septic bed installation. Sand and loam let water move through at a predictable rate. Heavy clay, bedrock close to the surface, or a high water table change the design entirely, sometimes pushing the project toward a raised or engineered system instead of a standard bed. None of that gets decided by eye; it gets decided by testing.

Take a 1980s bungalow outside Omemee. The bed finally gave out after years of grey water pooling near a cracked baffle. The soil underneath turned out to be dense clay that had never drained well, likely why the bed failed early. Percolation Testing and the Sewage System Design

Percolation testing, often shortened to a perc test, measures how fast water drains through your soil. A licensed sewage system designer digs test holes or a deep test pit, times how the water level drops, and uses that rate to size the bed. Too small a bed for slow-draining soil is exactly how beds end up soaked and failing again within a few years.

Percolation and soil testing is a late-spring-to-fall activity. Frozen ground can’t be tested accurately, so a designer won’t perform a perc test in winter, and we won’t promise one either. If your bed fails in January, the site visit and paperwork can start right away, but the actual soil test usually waits for a thaw.

Once testing is done, the design is stamped by a licensed sewage system designer. That professional is independent of us. Their job is to evaluate the soil and lay out a system that meets the Ontario Building Code.

Getting the City of Kawartha Lakes Permit

With a stamped design in hand, the permit application goes to the City of Kawartha Lakes. Permit review alone typically takes 2 to 4 weeks for a straightforward application on a standard lot. It can run closer to 6 weeks if the site needs more back and forth, or if a Conservation Authority also has to sign off because the property is near a lake, river or wetland.

That 2 to 4 week span covers only the permit review. It doesn’t include the design work before it or the construction after it. Those three numbers get mixed up constantly, so here’s how they break down.

New construction on a vacant lot runs longer than a like-for-like replacement. There’s no existing system to reference, and often more of the lot needs to be evaluated for a suitable spot.

What Happens During Bed Installation and Excavation

Once the permit is issued, the physical work moves fast compared with the paperwork. Excavation and construction on site typically take 2 to 5 days for most residential systems, weather and soil permitting.

The old bed material and any saturated soil come out first. Depending on how wet the ground is, that can mean hauling out several truckloads of soaked soil before any new material goes in. Imported fill and clean stone are trucked in to build the new bed to the depth and footprint the design specifies.

Distribution piping goes in next, laid across the stone bed at the grade the designer calculated so effluent spreads evenly instead of pooling at one end. Before any of it gets covered, the system has to pass inspection. An inspector checks the pipe layout, the stone depth and the setbacks against the approved design before backfill starts. Covering an uninspected system isn’t an option; it usually means digging it back up.

Once the inspection is signed off, backfill goes on, topsoil gets spread, and the site is graded to shed water away from the new bed rather than toward it.

What Your Property Looks Like During and After

This is the part homeowners underestimate. A septic bed installation needs a real excavator and dump trucks hauling stone and fill, plus enough clear width to get them where the bed is going. If your driveway has a narrow gate or a tight turn, that access has to be worked out before the crew shows up, not on the day.

Take a Lindsay-area property with a driveway gate too narrow for the excavator. The crew brought the machine in through the side yard instead, working carefully around a mature maple the owner wanted kept. That added roughly a day of hand digging near the roots and pushed the finished cost to about $23,000, near the top of the typical range.

Your lawn won’t come out of this looking the way it went in, at least not right away. Machinery ruts the ground it drives over, and the footprint of the new bed itself is bare dirt and fresh topsoil until grass fills in, which usually takes most of a growing season. Expect the work area to look rough for weeks after the crew leaves, even once the system itself is finished and buried underneath.

There’s also a permanent restriction once the bed is in. Nothing gets built, parked or paved over a finished leaching bed: no shed, no driveway extension, no pool, and tree roots need to be kept well clear of the pipes.
